Stamp Duty Calculator
Buying property in India means writing two cheques beyond the sale price: stamp duty to the state and a registration fee to the registrar. Together they typically add 4–8% of the value — on a ₹50 lakh flat, money first-time buyers routinely underestimate. Rates differ by state and buyer category, and fees are often capped. Enter your own rates below; this page deliberately keeps no state rate table.

How is the Stamp Duty calculated?
Enter the agreed property value, your state's stamp duty percentage, the registration fee percentage, and the maximum fee your state charges — 0 if there is no cap. The calculator applies duty to the full value, computes the fee, clips it at the cap where one exists, and returns the combined registration cost plus the grand total payable at the registrar. Under current rules both charges are deductible under Section 80C in the year of purchase, within the overall ceiling.
Formula
stamp duty = property value × duty rate registration fee = min(property value × fee rate, fee cap) total cost = stamp duty + registration fee total payable = property value + total cost Duty typically sits between 3% and 7% by state and buyer category; many states cap the registration fee.
Example
Property value: ₹50,00,000 · Stamp duty: 6% · Registration: 1% (capped at ₹30,000) Stamp duty = 50,00,000 × 6% = ₹3,00,000 Registration fee = min(50,000, 30,000) = ₹30,000 Total registration cost = ₹3,00,000 + ₹30,000 = ₹3,30,000, and the registrar's total demand is ₹53,30,000 On a ₹25 lakh flat at 5% duty the fee of ₹25,000 sits below the same cap: duty ₹1,25,000 plus fee ₹25,000 makes the registration cost ₹1,50,000 — the cap matters most on bigger deals.
Things to remember
Rates, caps and concessions move with state budgets, so confirm every percentage with your state's inspector-general of registration before the deal, not from a webpage. Budget this cost in cash beside the down payment, and remember registrars charge duty on the higher of circle rate and sale price.
Frequently Asked Questions
How much stamp duty do I pay on a house in India?
Typically 3–7% of the property value, set by the state where the property sits, with some states charging women buyers a lower rate. Maharashtra, Karnataka, Delhi and Tamil Nadu each price the duty differently, so the honest number comes from your state's registration department on the day of registration.
What is the registration fee on property registration?
A separate charge for registering the sale deed, commonly around 1% of the transaction value and frequently capped — many states limit it near ₹30,000. Enter your state's cap in the calculator; enter 0 if yours has none, and the fee will simply track the percentage.
Can I claim tax benefits on stamp duty and registration?
Yes — under current rules the stamp duty and registration charges you pay in the year of purchase are deductible under Section 80C, inside the overall ₹1.5 lakh ceiling along with PF, insurance and principal repayments. Tax rules change; confirm this year's limits before filing.
Which came first — circle rate or agreement value?
Duty is charged on the higher of the state's circle rate (the government's benchmark) and the actual sale consideration, so a discounted deal at a below-circle price still pays duty at the circle figure. Ask your lawyer for the current circle rate — that number decides the real cheque you write.
