Home Loan EMI Calculator
A housing loan is a twenty-year commitment that starts the month the bank disburses the money. This calculator turns the sanctioned amount, the rate printed on your sanction letter and the tenure you choose into the EMI you will live with, then shows what that commitment costs in total interest and how much of the opening year goes to the bank rather than the principal.

How is the Home Loan EMI calculated?
Enter three figures: the sanctioned loan amount — the number that remains after your down payment — the annual reducing rate your lender has quoted, and the tenure in years, usually between 10 and 30 for housing loans. The monthly EMI appears first, followed by total interest and total payment across the whole tenure. A fourth figure reports the interest charged in the first twelve instalments, the costliest year of any reducing-balance loan.
Formula
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1). P is the sanctioned principal, r the monthly rate (annual rate ÷ 12 ÷ 100) and n the instalment count (years × 12). Year-one interest sums the interest column over the first 12 rows of the amortization schedule, where the balance — and therefore every rupee charged — is at its highest.
Example
On a ₹40,00,000 loan at 8.5% for 20 years, n = 240 and the monthly rate is 0.007083, giving an EMI of ₹34,712.93. You repay ₹83,31,103.04 in total, of which ₹43,31,103.04 is interest. The first year alone charges ₹3,36,945.98 while just ₹79,609.17 of principal is repaid, leaving ₹39,20,390.83 outstanding after twelve payments.
Things to remember
Small rate movements matter: 0.1% on this loan shifts the EMI by ₹253.58 a month, around ₹60,859 over the tenure, so read sanction letters carefully. Processing fees of 0.25–1% and pre-approval validity differ between lenders — compare those alongside the rate, then model extra payments before you commit.
Frequently Asked Questions
What is the processing fee on a home loan?
Most lenders charge 0.25–1% of the sanctioned amount plus 18% GST — ₹10,000 to ₹40,000 on a ₹40 lakh loan. It is usually deducted from the first disbursal, so keep that cash aside with your down payment. Festival offers sometimes waive the fee; always ask before signing.
How much does a 0.1% rate change affect my EMI?
On ₹40 lakh over 20 years, moving from 8.5% to 8.6% lifts the EMI from ₹34,712.93 to ₹34,966.51 — about ₹253.58 more each month and ₹60,859.41 across the full tenure. A half-percent cut works in the opposite direction, saving roughly five times that amount.
What is home loan pre-approval and how long does it last?
Pre-approval means the lender has assessed your income and credit profile and tentatively agreed a limit before you pick a property. It usually stays valid for 3–6 months and shows sellers you are serious, but the rate is only locked when the loan is formally sanctioned.
Can I pay more than the EMI on a home loan?
Yes. A part-payment goes straight at the principal, so the EMI stays the same and the tenure shortens. Floating-rate housing loans can be prepaid without foreclosure charges for individuals. Try a lump sum against your balance in the prepayment calculator to see the months it erases.
